Comox Public Works Yard

 

Comox Public Works Yard Expansion encompassed a three block expansion totaling 1,890m², including office space for Public Works and Parks departments.

For both functional programming issues and due to construction staging it was determined the best approach was to separate the buildings into three distinct structures. Block 1 contains the Public Works activities and the storage bays for machinery which must be housed in temperature controlled conditions. Block 2 contains Parks activities and covered storage areas particular to the Parks Department. Block 3 houses the administration functions for Parks and Public Works as well as change and staff rooms for the crews of both departments. Structures have been located to allow for maneuvering of the vehicles and to maximize the amount of outdoor storage areas available as well as to accommodate construction staging.

Due to the bay sizes required for the storage of Public Works vehicles and the mechanics bay, it was determined that the most cost effective solution would be a pre-engineered, metal clad building for Block 1. Block 2 has smaller spans and also requires less height for its activities leading to the most cost effective solution being a conventional wood framed structure. Block 3, the Administration building, is a relatively small single-storey building and therefore conventional wood framing was used as well for this structure. The separation of the public access from the authorized yard access will be advantageous both for the safety of the public and in security within the yard.
